The Doncaster Town Hub forms part of a tranche of 2 projects developed by Community Solutions (CS) which achieved financial close during February 2010.

This new £7m Primary Healthcare facility is in the heart of Doncaster Town centre in an area where there is no current provision for primary healthcare facilities. It will serve the local community of Hexthorpe and Balby Bridge as well as the wider population of Doncaster.

This facility is positioned adjacent to the main railway station at a gateway into Doncaster and the project requires an iconic form to create a statement building of high quality design. The central location provides excellent opportunities for using several modes of transport, including access to the public transport network

The Stone Castle Centre

Completed on time and on budget in 87 weeks, this health centre is one of two projects delivered in Doncaster under the 3rd phase of developments. The £6 million Conisbrough Centre is built on the site of the existing health centre situated on Gardens Lane, providing modern accommodation for the two existing family doctor practices

The development involved the need to erect a temporary health centre on land alongside the existing surgery. Once in place the old Conisbrough Health centre was demolished and the new centre built on its site. 

The design ethos of the building is focused around using natural materials where possible to blend in with the local community. In addition, the building is environmentally friendly featuring a natural non-mechanical ventilation system to keep running costs and carbon production from the centre to a minimum.

Sustainability
The building has been built and certified to a “BREEAM Excellent” standard and incorporates the following green features:

  • • combined heat and power system;
  • • rain water harvesting and recycling;
  • • a “green” roof;
  • • bat nesting boxes; and
  • • natural ventilation and thermal mass retention.

The White Wings Centre, Askern

A £3.9 million development in the picturesque centre of Askern which maximises its lakeside position

The White Wings Centre which occupies a picturesque setting next to the Askern town centre lake opened in January 2009 and replaces the former Lakeside Medical Practice and Askern Medical Practice premises. 

Carefully designed to maximise its lakeside position, the two-storey 2,115m2 building offers a whole host of services to patients within pleasant surroundings. Extensive co-location means the Centre houses a range of primary care and community health services aimed at treating the whole person. These include the two GP Practices, with a combined patient list of over11,000, the Primary Care Trust’s District Nursing and Health Visitor teams, along with a baby clinic, sexual health treatment, chronic disease management, and other Group activities and Boots the Chemist. 

To give the building a strong sense of community ownership, targeted efforts were made to ensure public participation from the planning stage through to opening. Through conversations with the local residents a vision was created for the new Centre’s services, the building plan and its features resulting in a building which reflects the wishes of the local population. The input of the local community was also sought with a competition to name the Centre, won by a local man inspired by the sight of swans in flight over the lake. 

The White Wings Centre is a prime example of the positive results an effective LIFT partnership can achieve in tacking health inequalities, transforming service delivery and changing the landscape of the town through renewal and regeneration.

The Denaby Springwell Centre

A two-storey 1300 sq m building designed to accommodate further expansion. The GP practice has extensive healthcare facilities and serves 4000 patients.

One of the first three of a series of developments delivered in Doncaster, the Denaby Springwell Centre has been specially designed to provide improved services to cater for the multiple and complex health and social needs of patients in this ex-mining community. 

Jayne Brown, Chief Executive of Doncaster Primary Care Trust, said: "We consulted widely with the residents of Denaby to ask them what kind of services they would like to see in the building and we've done our best to meet their expectations. This is a key development for the village, an opportunity for the NHS and Doncaster Council to bring more services closer to where people live and a big step forward in supporting the regeneration of the village."

Built adjacent to the existing health centre, which will eventually be demolished, the two-storey 1300 sq. m. building has been designed to enable expansion by a third of its original size. It houses a GPpractice that serves some 4,000 patients as well as nursing and residential homes in the area, along with an extensive range of other healthcare facilities.

Affordability and value for money has been enhanced through the development of multi-purpose rooms and the attraction of a private sector tenant as a third party revenue. The aim of the project is to enhance the health and well-being of patients and staff, while being flexible and adaptable in order to meet the changing demands of community-based health, social care and other local Services.

The first phase, with a value of £13.3 million, is part of a Public Private Partnership (PPP) agreement between Community Solutions for Primary Care (CSPC), Partnerships for Health (PfH) and Doncaster PCT.

The 'LIFTCo' that will be formed as a result of this agreement (Doncaster Community Solutions Limited) will enter into 25 year Lease Plus Agreements with both Doncaster PCT and Doncaster MBC for parts of the facility. A separate third party tenant lease will be entered into with the pharmacy.

Sandringham Road Centre

Empathy and the experience of all parties achieved fantastic results for this centre which accommodates 5 GPs serving 8000 patients.

Understanding and integrating local needs and priorities was paramount when work began on the Sandringham Road Centre in Doncaster, consultation and engagement with stakeholders throughout all phases of the development process helped in achieving fantastic results.

Now serving some 8,000 patients from its five-GP practice and with an extensive range of other healthcare facilities available, this project is one of the first three of a series of developments planned for Doncaster, has undoubtedly enhanced the health and well-being of patients and staff, while remaining flexible and adaptable in order to meet the changing demands of community-based health, social care and other local services.

Located in the intake area of Doncaster, the population of this ex-mining community has complex health and social care needs and suffers a high level of deprivation. Sandringham Road is specially designed to provide improved services to cater for the growing needs of these patients. Sited next to the existing health centre, which was demolished when the work was completed in June 2006, the two-storey 1279 sq. m. building was designed to enable expansion by a third of its original size, and forms part of a larger regeneration programme in the area. 

The first-phase, with a value of £13.3 million is part of a Public Private Partnership (PPP) agreement between Community Solutions for Primary Care (CSPC), Partnerships for Health (PfH) and Doncaster PCT. The Heathfield Centre, Hatfield

The Heathfield Centre is home to a large family doctor practice, a pharmacy and a range of community services, including health visiting, district and school nursing.

Built at a cost of £4 million the Centre, completed in Summer 2008 and is named after the Roman name for Hatfield.

Health education, health promotion and social care activities have been designed and are provided from The Heathfield Centre in response to the local public health issues including a higher than average national level of teenage pregnancies.  The full range of Community Health Services include:

The Orchard Centre, Moorends

The 763 square metre Orchard Centre, opened in 2008, provides a much needed transformation in the quality of premises occupied by Moorends-based family GP’s Drs Seth and Pramanik.

Located opposite Marshlands Primary School and behind a new Sure Start building, the Centre  houses one GP Practice and will include District Nursing, Health Visitor teams with accommodation for Midwifery, Podiatry and Chiropody, a Baby Clinic, Sexual Health treatment and other group activities as well as a Weldricks pharmacy outlet.

The Martinwells Centre, Edlington

A £6m 3598 m sq development that accommodates 2 GP Practices and allied services, forming a major focal point of regeneration.

The £6 million development of this 9-acre site is of great benefit to the community of Edlington; an area considered to be one of England's 10% most deprived wards.

As a major focal point of regeneration The Edlington Centre forms an integral part of the neighbouring market area. It offers an inclusive and modern environment around a central hub that includes waiting areas, public health displays, a café and a pharmacy.

This impressive and prominent landmark property houses two GP Practices, minor surgery facilities, dental service, a library and a significant office space for Doncaster Council as well as District Nursing and Health Visitor teams. The Primary Care Trust also has a presence within the Centre and space for Therapy Services, Counselling, Midwifery, Health Promotions and secondary care for out-patients.

The Vermuyden Centre

2 GP practices serving 15,300 patients. The 3,620 sq m centre has an extensive range of healthcare facilities and a LA library.

15,300 patients' needs are met by the Vermuyden Centre located in Thorne, and with its multiple and complex health and social needs this ex-mining community benefits hugely from the two GP practices (a total of nine GPs), extensive range of healthcare facilities as well as a full local authority provided library service.
